It’s so easy to keep on top of where you’re up to with our rental management portal!

Hi, I’m Toby, Lettings Director for Pendle Hill Properties.

I wanted to tell you a bit more about the systems we’ve invested in to make all dealings with tenants, landlords, and maintenance teams transparent and up to the minute accurate.

It’s so easy to keep on top of where you’re up to with our portal – you can see anything to do with your property, or multiple properties, from a single page. You can access it at any time. It’s also one click to get a report for tax purposes.

Let me tell you more details.

Teclet is our main portal. This contains all the documentation to make sure you’re compliant – it gives us a checklist so nothing is missed. The portal also gives the tenant a chance to upload all their documents online, whether it’s references, signed contracts or whatever is needed to complete their application.

When you’re on our Full Management service, you’ll have access to the portal 24/7. You can see where we’re up to in the process, all on one page – for each property you hold.

You can also view maintenance – every job that’s ever been reported and the status, completed or in progress. That makes life easier!

PayProp is our next system. This is for everything money related. Tenants pay in to PayProp, and it distributes it back to you, the landlord. There’s no chance of it going to the wrong account, and you can see statements at the click of a button.

You’ll get notifications when money has cleared, and a monthly and annual statement. You’ll never need to pay a tradesman, unless the bill is over the monthly rental – the system pays them directly.

Deposits are sent straight to the DPS to be held securely, making that easier. And finally, it’s just one click for tax reporting.

Maintenance doesn’t need to be a headache. With our Full Management service, you’ll have access to FixFlow. If a tenant has a problem, they log a ticket on there with their details – and really importantly, pictures of the damage. Our tradesmen can then respond promptly with an estimated cost and timescale, rather than having to come out twice to estimate and then do the work.

We’ve also got emergency tradesmen in case the property springs a leak that needs looking at quickly, for example. You and the tenant both want the problem resolved as quickly as possible, and this system holds everyone accountable – you can see exactly how long it’s been since the ticket was posted.

It’s impossible to miss a job, and you never have to take a call in the middle of the night.

Everything is time stamped, and quotes come through on the system so you can see exactly where we’re up to. 

So that’s a bit more about our systems. In short – everything to do with applications, contracts and compliance is held in one place. Money goes through the system smoothly. Maintenance is done quickly and easily.
